Service

What you agree to when you create a tourspoke account, in plain language.

Version 2026-09-11 · Effective 2026-09-11
This is a working draft written to describe how tourspoke actually operates. It has not been reviewed by counsel and will be replaced before public launch. Accounts record the version they accepted.

1. What tourspoke is

tourspoke lets verified home buyers tour a listed home on their own schedule. A seller or their agent lists the home, installs an electronic lockbox, and sets when showings may happen. A buyer who has completed verification books a showing, receives access for that showing only, and walks the home with the app guiding them room by room. The listing side sees a record of the visit afterwards.

tourspoke is a booking and access service. It is not a real estate brokerage, does not represent any party in a transaction, and does not give advice about whether to buy, sell, or at what price.

3. Buyers: verification and conduct

Before booking, a buyer completes identity verification, a background check, and provides evidence of the ability to buy, such as a lender pre-approval letter. tourspoke records the review outcome and, for a pre-approval, the approved ceiling. The letter itself is visible only to you and to tourspoke's reviewers, never to a seller or listing agent.

When you tour a home you agree to:

You are responsible for damage or loss caused during your showing by you or anyone you brought.

4. Sellers and listing agents

5. What gets recorded

During a showing the app records when the lockbox was opened and closed, which rooms the buyer visited and for how long, and any questions asked through the app. The listing side sees this as a showing record. It sees the buyer only as a numbered visitor; the buyer's name is visible to the buyer's own agent and to tourspoke, not to the seller or listing agent.

We keep location and sensor data from a showing for as long as the listing is active and for a limited period afterwards, then delete it. We do not sell personal information.

6. Access and security

Access to a home is issued for one showing and expires with it. Any code, credential, or unlock issued through tourspoke may be used only by the person it was issued to, only during the booked window. Attempting to enter outside a booked window, to keep or share access, or to interfere with a lockbox, camera, or sensor is a breach of these terms and may be a crime.

7. Payments

During the pilot, tourspoke does not charge buyers or sellers. If fees are introduced, they will be shown before you commit to anything that costs money, and these terms will be updated.

8. Limits of what we promise

tourspoke provides the service as it is. We work to keep it available and accurate but do not guarantee that a lockbox will open, that the app will identify every room correctly, or that the service will be uninterrupted. We are not a party to any sale, and we are not responsible for the condition of a home or for the conduct of buyers, sellers, or agents. To the extent the law allows, our liability to you is limited to the amount you paid us in the twelve months before the claim, and we are not liable for indirect or consequential loss.

9. Ending your account

You may close your account at any time from your profile or by contacting us. Showing records tied to a listing remain with that listing, without your name, so the seller's record of their own home stays complete.

10. Changes

We may update these terms. The version number at the top changes when we do, and we will ask you to accept the new version the next time it matters. Continuing to use tourspoke after a change means you accept it.
