If you're buying

Booking, verification, and what the day itself looks like.

What does "self-guided" actually mean?

Nobody has to be there to let you in. You book a time, your phone opens the front door lockbox when that time starts, and you walk the house at your own pace. No meeting someone in the driveway, nobody in the hallway while you open a closet.

It doesn't mean touring without an agent. If you have one, they can book it for you and come with you; it's the escort waiting at the door that goes away, not your representation.

What do I have to do before my first tour?

Get verified once: a background check, reviewed by tourspoke, usually within 1-2 business days. Some sellers also ask for a lender's pre-approval letter, which covers every home in its price range until it expires. You'll see on each listing what it requires.

It lasts twelve months and covers every listing, so the second showing is just picking a time.

Why do I need a pre-approval just to look?

Because somebody is letting you into their home while they're not there. The standard is higher than an open house for exactly that reason, and it's what makes sellers willing to offer this at all.

How soon can I see a house?

As soon as there's an open slot that the listing side confirms. Sellers set the days and hours their home is available, and you book inside that. Once you're verified there's no queue on our end.

What if I can't get in when I arrive?

Check that your booked window has actually started. Access opens at your start time, not before, because there may be someone else touring right ahead of you. If it has started and something still isn't working, the app has a fallback way in, and the listing agent is one tap away.

Can I bring someone?

Yes. Your partner, a parent, a contractor. Bring whoever needs to see it. You're the one who booked and you're responsible for the visit, but you're not touring alone by rule.

How long do I get?

Your booked window, typically an hour. Most tours run well under it. If you want longer, book a longer slot or come back. Second showings are easy.

Am I being recorded?

You're told before the tour whether the home has cameras, and homes vary. Separately, the tour itself is recorded in the ordinary sense: your arrival, departure, and how you moved through the house go into a report the seller's side sees. That's part of the deal for touring alone, and you'll know it going in.

The seller doesn't see your name, though, whether you toured alone or with your agent. They see that a verified buyer came.

Do I still need my own agent?

Nothing here replaces one. If you have an agent, they can book showings for you, tour with you, and see the questions you asked afterwards. Plenty of agents use tourspoke exactly this way, to meet clients at the house instead of arranging it around the listing agent's afternoon.

If you don't have one, you can still tour. You'll want representation before you write an offer, though. That's the part of the job this doesn't touch.

What does it cost me?

Nothing to browse or to get verified. We'll be straight about pricing on this page as soon as it's set, rather than burying it.

If you're selling

Control, safety, and what you get out of each showing.

Who is allowed in my home?

Only a buyer who has cleared a background check, provided a lender's pre-approval letter if your listing requires one, and had their specific request confirmed by you or your agent. Nobody has standing access to your house.

That buyer may come alone or bring the agent who represents them, and an agent booking on a client's behalf has had their licence verified as well. If you'd rather only take represented buyers, you can require that on your listing.

Do I control when showings happen?

Yes. You set the days and the hours. Buyers can only request slots inside that window, and each request is still confirmed before it's booked. You can close your availability entirely for a weekend without taking the listing down.

Do I have to leave the house?

For the booked window, yes, and it's genuinely in your interest. Buyers don't talk honestly or linger properly when the owner is home, and the feedback you get back is worse for it.

What do I find out afterwards?

When they came and how long they stayed. Which rooms held their attention and which they walked straight through. What they asked about while they were standing there, and any feedback they left.

Not their name. You see that a verified buyer toured, not who they were. Everything that helps you price the home is there; their identity isn't part of it.

Across several showings that becomes a pattern you can price against.

Can I watch a showing on my camera?

If your home has a camera and you choose to connect it, yes, and that decision is only yours. You can disconnect it whenever you like, and you can see a log of every time the feed was viewed.

To be clear about what that switch does: it controls whether tourspoke shows the feed. It doesn't turn a camera in your house on or off.

What gets installed?

A smart lockbox on the front door, and a few small Bluetooth beacons placed out of the way in the main rooms. Those are what let the tour know which room a buyer is in. Battery powered, nothing wired or drilled, and all of it comes away when the home sells.

Your agent does it in one setup visit, walking the home so the app learns the layout, before your first tour.

Does my agent still handle everything else?

Yes. Pricing, marketing, offers and negotiation are unchanged. This is about the showing itself, which is the part that costs everyone the most time and produces the least information.

If you're an agent

Control, liability, and what it means for how you work.

Do I lose control of my listing?

No. Requests come to you, you confirm or decline them, and only a verified buyer in a confirmed window can get in. You're deciding exactly what you decide today. You just don't have to drive there afterwards.

How much can I let my seller do?

As much or as little as you want, and you can change it. Confirming showings, editing the listing, running the setup: each is something you grant, per client or per individual listing, and take back if it isn't working.

Can I still do accompanied showings?

Of course. Self-guided is an option on a listing, not a rule about it. Some homes and some buyers should always be walked through in person. Use it where it earns its place.

What do I get to give my seller?

A per-showing report and a running report for the listing: visits, durations, room-by-room attention, questions asked, feedback left. Exportable as PDF or CSV, so it drops straight into whatever you already send.

Can I use it for my buyer clients?

Yes. Book showings on their behalf on anyone's listing, and see their tours alongside the showings on listings you manage.

What's the setup burden per listing?

One visit. Upload or capture the floor plan, walk the rooms so the app learns the layout, mount the lockbox, drop a few Bluetooth beacons in the main rooms. Then the listing tours on its own for as long as it's on the market.
